How long does a home inspection take?
Most inspections take 2-4 hours depending on home size, age, and condition.
Should I attend the inspection?
Yes. Attending helps you understand the home systems, maintenance items, and repair priorities firsthand.
When will I receive the report?
Reports are typically delivered within 24-48 hours. Timing is confirmed at scheduling.
What does a home inspection include?
A visual inspection of accessible systems and components based on NC Home Inspector Licensure Board Standards of Practice, including structure, roof, exterior, plumbing, electrical, HVAC, and interiors.
Do you inspect new construction homes?
Yes. Pre-drywall and final-phase new construction inspections are available as visual, non-invasive observations of readily visible conditions. They are not municipal code inspections, plan reviews, or engineering evaluations.
Do you offer thermal imaging?
Yes. Thermal imaging is a supplemental screening tool that may help identify temperature anomalies. It does not see through walls, confirm hidden moisture, diagnose mold, or verify defects without further evaluation.
Do you perform repairs?
No. I do not perform repairs on inspected homes. Inspections are independent and documentation-focused.
Are you licensed in North Carolina?
License status is currently License Pending — NC HILB Application In Progress. All inspections are performed under the NC Home Inspector Licensure Board Standards of Practice. License status can be verified through the NC Home Inspector Licensure Board once a number is issued.

What is thermal imaging and is it included?
Thermal imaging is a supplemental screening tool only. It may help identify temperature anomalies when conditions permit. It is available as a paid add-on and does not confirm hidden defects without further evaluation.
Do you inspect condos or townhomes?
Yes. Condos and townhomes can be inspected based on the accessible systems and components within the unit and any accessible exterior or roof areas that are part of the inspection scope.
